Conditions, Covenants & Restrictions (CCRs) serve as a set of rules and guidelines established by a homeowners' association or a property developer to regulate the usage and appearance of properties within a community or neighborhood. These guidelines are put in place to maintain property values, ensure aesthetic consistency, and promote a harmonious living environment for all residents.

Rules & Regulations

As a resident of Champion Forest Villas, it is important to familiarize yourself with the Homeowners Association (HOA) rules and regulations to ensure a harmonious living environment for all members of the community.

  1. Exterior Maintenance: Homeowners are responsible for maintaining the exterior of their properties, including landscaping, painting, and repairs. Any alterations to the exterior of the property must be approved by the Architectural Review Committee (ARC). See ARC Guidelines and ARC form attached.

  2. Noise Regulations: Quiet hours are between 10:00 PM and 7:00 AM. Residents are expected to be mindful of noise levels to ensure a peaceful environment for all.

  3. Parking: Parking is allowed only in designated areas. Violators may be subject to towing at their own expense. Guest parking is available for visitors.

  4. Pets: Pet owners must clean up after their pets and ensure they are not a nuisance to other residents. All pets must be leashed when outside the property.

  5. Trash Disposal: Trash and recycling bins must be stored out of sight except on designated pick-up days. Bulk items must be scheduled for pick-up with the appropriate service provider.

  6. Common Areas: Residents are expected to respect and care for all common areas, including pools, fitness centers, and walking paths. Children should be supervised at all times in these areas.

  7. Compliance: Failure to comply with HOA rules may result in fines or other disciplinary actions. Residents are encouraged to report any violations to the HOA board for resolution.

By-Laws

HOA by-laws typically cover a wide range of topics, including architectural guidelines, landscaping requirements, parking regulations, noise restrictions, pet policies, and maintenance responsibilities. Homeowners are expected to adhere to these by-laws to maintain the overall appeal and functionality of the community.

By-laws also outline the powers and responsibilities of the HOA board, procedures for meetings, voting processes, and enforcement mechanisms for violations.
